You might think that with the advent of advice on the internet and being able to download guides on how to buy or sell a house without incurring agent’s fees, that you might dispense with a real estate agent altogether and save money by doing all the legal work yourselves.
A lot of people do just this and some of them do indeed save a few dollars – but also get a lot of grey hairs in the process!
The fact is that selling your home – or buying one – and definitely doing both things together, at the same time (which is what most people will be doing) is not as easy as it looks.
Here’s a couple of good reasons to take a back seat in the negotiating stakes and let a professional, like me, do the bargaining and all the hard work for you.

This is pretty obvious when you think about it, but when you engage the services of a real estate agent, they are doing all the running around on your behalf.
They also will do all the ringing around on your behalf – things like calling round all the local properties in the area to see what is available and making all the relevant enquiries about them. And knowing what questions to ask of course!
If you sell your home on your own, be prepared to answer the phone constantly with prospective buyers wanting to speak to you and possibly, just waste your time.

If you really love a house, but can’t stand its décor, you can rant on to me all you like about it, without having to hold back. Then I can strike some sort of deal with the owner about it. If you do this yourself, the chances are that you will either be too polite to mention it as a negotiating tool or end up upsetting the seller so much they don’t want to sell to you anymore.
By using an agent, you don’t have to worry about hurting anyone else’s feeling or not striking the deal you really want to.
Also, it takes the personal tension out of the situation. Don’t get me wrong, sometimes the buyer and seller get on like a house on fire – but sometimes they hate each other and more than once a sale has fallen through because the seller simply hates the buyer.
By using a professional you can avoid this pitfall.
